Our experience includes partitions, time shares, joint tenancies, subdivisions and the full range of land use matters, such as zoning, conditional use permits, lot segregation, boundary adjustments and drainage.

We serve as consultants and advocates on matters involving contaminated land and ground water as well as landslides and construction. We have brought lawsuits against oil companies in connection with contamination issues and represented the owners of properties damaged by landslides.

We serve as advocates in lawsuits and arbitration proceedings that involve construction and other issues related to real estate. We both prepare and review a great number of leases, such as ground leases, space leases, building leases, build-to-suit leases and lease-options.

Rand L. Koler & Associates, P. S. have broad experience in the field of environmental law.

In recent years our environmental law practice has focused on contaminated land and ground water, especially former service station sites. In such instances, we represent owners who seek contribution for the cost of cleanup from responsible parties.

Rand L. Koler & Associates, P. S. handle land use matters involving issues such as zoning, conditional use permits, certificate of occupancy permits, lot segregation, boundary adjustments and drainage.

We also handle issues that concern wetlands and other environmentally sensitive areas.

Leases

Rand L. Koler & Associates, P. S. both prepare and review a great number of leases.

We have developed comprehensive forms for the use of both landlords and tenants. We frequently perform this type of work for a fixed price, rather than an hourly rate. Our experience includes shopping center leases, leases with purchase options, masterleases and subleases, building and space leases, as well as ground leases, equipment leases, and leasehold financing.

Litigation
Rand L. Koler & Associates, P. S. restricts its litigation practice to the area of real estate.

We have brought lawsuits against oil companies in connection with contamination issues, we have represented the owners of properties damaged by landslides as well as handling suits that involve boundaries, construction and other issues related to real estate.

In litigation, we will work at a reduced hourly rate with a contingency fee.

Real Estate Transactions
